How to Maintain a Newly Installed Roof
Congratulations — you have a new roof. Now keep it that way. A new roof isn't maintenance-free; it's maintenance-light, and the small habits below are how you maintain a newly installed roof so it actually reaches its expected lifespan — and keeps its warranty valid.

Inspect twice a year
Spring and fall, walk the perimeter with binoculars: lifted or missing shingles, damaged flashing, gutter condition, debris accumulation. In Colorado, add a check after every major hail or wind event. Catching a lifted tab in May beats discovering the leak it caused in August. Keep a simple dated log — it also protects warranty claims.
Keep gutters and drainage clear
Clogged gutters are the number-one preventable cause of roof-adjacent damage: overflow backs water under eaves, ice dams form, and the extra weight stresses fascia. Clean gutters at least twice yearly, more if you have overhanging trees. Confirm downspouts discharge away from the foundation.
Manage trees and debris
Trim branches back from the roofline — rubbing limbs abrade shingles, falling limbs puncture them, and leaf debris traps moisture and clogs valleys. Remove accumulated debris from valleys gently (never pressure-wash a roof; it strips granules and voids warranties).
Protect your warranty
Read both warranties — manufacturer and workmanship — and note what voids them: unauthorized modifications (satellite dishes, solar mounts installed wrong), pressure washing, and sometimes even walking the roof unnecessarily. Keep all paperwork: contract, material specs, warranty registrations. And use qualified roofers for any follow-up work — DIY flashing "fixes" have voided many a warranty.

FAQs
How soon after installation should I first inspect?
Do a ground-level check after the first major storm, and a full seasonal check at the next spring or fall — whichever comes first. Early checks catch installation issues while the workmanship warranty is fresh.
Does my new roof need any treatment or coating?
Generally no — asphalt shingles need nothing applied; metal needs nothing beyond its factory finish. "Protective treatments" sold door-to-door are usually unnecessary at best.
